Kimberly Ritter: Hi. Let’s put this into perspective. Would you marry someone without ever seeing them? Hi, I’m Kimberly Ritter with Homes by The Ritter Group at Carolina One Real Estate. You may think that’s a very strange question, but please bear with me a minute.

Let’s just say that you had a really good idea of what they were like and how they looked, but you never really spoke to them and never saw them. Would you marry them? I don’t think so. I know I wouldn’t. That’s sort of like trusting Zillow to value your home. You see, Zillow is an algorithm based on public data. Zillow has never seen the inside of your home and it’s a computer. It determines your home value based upon what your neighbors are selling for. They look at things like size and bedrooms, bathrooms and size, et cetera. Then they compare them to your neighbors.

But things that they cannot take in consideration are upgrades, views, locations, if your home is in a cul-de-sac. And all of these factors have a huge impact on the value of your home. Zillow even acknowledges their lack of accuracy, stating that in the US as a whole, Zestimates are currently within 10% of the final sales price, 71.5% of the time. And they encourage you to get a more accurate evaluation by a licensed realtor or appraiser.
